Most Somerville floors can be sanded again. Six in ten homes in the city were built in 1939 or earlier, and under a worn gloss, a gray traffic path or old carpet there is usually solid wood with life left in it. We refinish those floors for $5 to $9 per square foot.

2 1/4 inch red oak finished in Bona Craft Oil

The red oak strip in this home had a glossy finish that had turned orange. We sanded 1,400 square feet and 42 stair treads to bare wood and put down one coat of a custom mix of Bona Craft Oil. Now the floor is pale and low in sheen through the kitchen, the fireplace room, the bay-window bedroom and the office.

Worn bordered floors in two bay-window rooms

Somerville Refinishing

The finish on this old floor had worn through to gray, with dark patches across the front room. A border of boards frames the two bay-window rooms and follows their angled walls. We sanded to bare wood, sealed it with Bona ClassicSeal and topped it with Bona Traffic HD Satin. The border shows clearly again, and the floor is a warm amber from the front rooms to the stair hall.

Heart pine stair treads by the front door

Somerville Refinishing

This staircase comes down to the front door and turns on winder steps at the bottom. Its heart pine treads were dark, worn and full of old staples. We pulled the staples, sanded each tread to bare wood, and put down one coat of Bona NaturalSeal and two coats of Bona Traffic HD Satin. You can see the pine grain again, in a lighter tone.

Somerville Refinishing

In this house a border of boards runs around the living room with the fireplace and the dining room with the leaded-glass cabinets. We sanded those floors, the front hall and the stair treads to bare wood and put down Loba Transparent. The wood now has one warm tone from room to room.

Somerville Refinishing

This job covered 1,000 square feet of 2 1/4 inch white oak in the kitchen and the rooms around it. We used Old School sanding and put down three coats of Bona Woodline Satin, an oil-based finish. The oak came out a warm amber.

Hardwood Floor Refinishing in Somerville, MA

Sanding takes a floor back to bare wood, and the finish decides what color it ends up. Two Somerville jobs below went in different directions. On one, red oak strip under an old gloss had turned orange, and one coat of a custom mix of Bona Craft Oil left 1,400 square feet pale and low in sheen. On the other, 1,000 square feet of white oak got three coats of oil-based Bona Woodline Satin and came out a warm amber.

A border of boards along the walls is hand work. The big belt sander cannot run tight to a wall, so the edger does that strip, a Festool palm sander takes out the swirl marks the edger leaves, and scrapers clean the corners no machine reaches. Two houses on this page have bordered floors, and in both the border ended up the same tone as the middle of the room.

Water-based sealers change the tone without oil. ClassicSeal under Traffic HD Satin took the worn bordered rooms on this page to a warm amber, and NaturalSeal left the heart pine stairs lighter. Bona makes three more tints, and the stain page shows them next to the stain colors.

Hardwood Floor Installation in Somerville, MA

If most of a floor can still be sanded, new wood only has to go where the old wood is gone. For a gap left by a leak, an old patch or a wall that came out, we use lace-in installation: new boards are joined to the existing floor and matched to it, and then the whole room is sanded and finished as one floor. On a maple floor in 2022, the lace-in ran along the line between the kitchen and the living room, and the video shows how it came out. Our repair page covers damaged boards.

Replacing a whole floor costs a lot more. Installation labor with Weles runs $3 to $10 per square foot, so $3,000 to $10,000 for a 1,000 square foot unit, and the wood goes on top of that, priced by species, grade and board width. Subfloor work and stairs move that number too, and the written scope lists all of it before the job starts. If the old floor comes out, the debris goes into a dumpster, and the city wants a permit for that (the last question below says which office).

$5 to $9 per square foot. The white oak job on this page covered 1,000 square feet, and a floor that size comes to $5,000 to $9,000 at that rate. If some boards need repair, that work comes first and is priced on its own line in the written scope.

On weekdays from 7 a.m. to 7 p.m., and on Saturdays from 9 a.m. to 7 p.m. The 2023 change to Section 9-116 gives the day after Thanksgiving and the day after Christmas Saturday hours too, and allows no construction tools at all on Sundays or Massachusetts legal holidays. It also stops jackhammers, drilling rigs and masonry saws at 5 p.m. on weekdays, but floor sanders are not on that list.

Four at most, and that is at the slowest level. High-End sanding with the Lagler Trio, our slowest, takes up to 46 working hours per 1,000 square feet. Somerville allows 12 hours of tool time on a weekday and 10 on a Saturday, so that fits inside four weekdays, and Old School or Advanced sanding needs less. Yes. The edger works each tread, and the Festool palm sander takes out the edger's swirl marks, so the stairs get the same finish as the rooms. Three jobs on this page include stairs. Yes, if the old flooring goes into a dumpster. The city requires a permit for every construction dumpster. One on the street needs a permit from the Inspectional Services Division at 1 Franey Road, open weekdays 8 a.m. to 4 p.m. One on a driveway or lot needs a permit from the Fire Prevention Bureau, per the city's dumpster rules. Refinishing leaves only sanding dust, which goes into the vacuums, so it needs no dumpster.
