Pricing Framework

How your final price is formed

Your fixed quote is built from condition, refinement target, color direction, and finish system timeline.

Each factor affects labor sequence, material usage, and timing. We lock all scope details into a written quote before work starts.

Color and finish choices that change scope

Stained hardwood floor transformation by Weles.

Stain vs natural tone

Stain is the right choice for a major color change. It adds additional processes, materials, and extra labor (about 3–5 working hours per 1000 sq ft).

If you prefer a natural look but want tone control, water-based sealers offer tone options such as Nordic, Natural, Classic, Intense, and Amber.

  • Oil-based: Dry time per coat 12–15 hours; fully cured (furniture-ready) about 14 days; staying in the home during coating is not recommended.
  • Water-based: Dry time per coat 1–2 hours; fully cured (furniture-ready) about 3–5 days depending on system; staying in the home during coating is often possible with proper ventilation.

Hardwood Floor Pricing

Pricing consultation and completed hardwood floor results by Weles.

Floor condition, prep needs, sanding refinement, color choice, and finish system can change scope. We provide a written scope and a fixed quote after assessment.

Yes—dustless sanding is a default option, not an add-on.

Yes. Staining requires additional processes, materials, and extra labor (about 3–5 working hours per 1000 sq ft).

It depends on the finish system and ventilation plan. Some water-based systems allow staying in the home during coating; oil-based typically does not.

The difference is surface refinement (number of steps and working time). Higher levels are designed to reduce visible sanding marks, especially in open areas and bright light.

Moisture readiness and the correct installation method for the wood/board width—acclimation, moisture testing, and barriers are key.
