We provide hardwood floor installation, refinishing, repair and restoration across Cambridge. City of Cambridge demographic data shows that 66.5% of occupied homes are renter-occupied and condominiums account for 27.6% of the city’s dwelling units. The city’s housing plan also describes a mix of small multifamily properties and large apartment buildings. That affects how flooring work needs to be planned. Crews may need to work around occupied units, shared entrances, narrow stairs and reserved elevators. Earlier renovations may also have left uneven transitions or boards from different periods. Dust and timing affect everyone in a closely spaced or shared building. Our dustless floor sanding process is included as standard. American Sanders, Oneida and backpack vacuums use HEPA filtration to reduce airborne dust by approximately 90–95 percent. We also cover exposed areas with plastic film. Cambridge limits audible construction activity through its noise ordinance. Work is normally restricted to 7:00 a.m. to 6:00 p.m. on weekdays and 9:00 a.m. to 6:00 p.m. on Saturdays and holidays. The floor’s condition determines how much sanding it needs and which process makes sense. Old School Sanding uses a Lagler Hummel belt sander, American Sanders edger, traditional buffer, Festool palm sander and manual scrapers. Advanced Sanding adds the heavier Epoch HD fine buffer. Its six-head metal attachment cuts in several directions to remove chattering marks that can remain after standard sanding. For suitable open rooms, High-End Sanding with the Lagler Trio removes straight and chattering marks and creates a furniture-quality surface. Some older or altered properties near East Cambridge, Mid Cambridge and the city’s historic areas may need board repairs or transition work before sanding begins. Finishes You Can Live With
In a Cambridge condo or occupied rental, the finish has to fit daily life as well as the room. Bona Mega One is a single-component water-based polyurethane with 200 VOC. It dries in one to two hours between coats and reaches full cure in five days. Bona Traffic HD has 150 VOC and reaches full cure in three days. Occupants can remain in the home during coating with either option. Oil-based Bona Woodline requires occupants to leave during coating and takes about 14 days to cure fully. A good floor should still make sense after the tools are gone. In some homes, that means repairing original boards instead of replacing the entire room. In a sunny space, it may mean choosing a color-stable water-based finish. A rental or heavily used common area may need a more durable coating. Condo owners should review association documents and management rules for work hours, insurance requirements, elevator use and acoustic-underlayment standards before materials are ordered.
