Weles Wood Floor Services is fully accredited with the Better Business Bureau. Learn more by visiting our BBB profile.

We specialize in hardwood floor installationrefinishing and repair in Allston, and we tailor each project to the building we are standing in. Allston housing includes brick apartment blocks along Commonwealth Avenue, wooden triple-deckers off Brighton Avenue, and Victorian single- and multi-family homes from the 1890s to 1920s in Lower Allston. Much of that inventory is rental and condo housing, where neighbors share walls, floors and air. That is why dust containment is so important here. In Allston, dustless floor sanding with HEPA-filter dust control reduces airborne dust by approximately 90–95%. While we work we seal off exposed areas with plastic film and set up limited work zones so the rest of the unit stays usable.

For owners who want a furniture-quality surface in larger, open condo layouts, we can run higher-end sanding systems like the Lagler Trio, which removes straight and chattering marks on a clear, open floor. With installations, we use a moisture-first approach built for New England’s seasonal swing. Relative humidity around Boston rises into the low-to-mid 70s% in high summer and drops toward the low 60s% in winter, and dry indoor heat pulls it lower still. We acclimate the wood on site, take moisture readings, and keep the subfloor and hardwood within 4% of each other before we nail or glue the boards down.

Finishes You Can Live With

In a neighborhood of occupied rentals and shared condo buildings, a finish that empties the unit for two weeks is a real problem. We use low-VOC water-based finishes – Bona Mega One (200 VOC) and Bona Traffic HD (150 VOC) – so you can stay in the home while we coat. They cure in roughly 3–5 days, compared with 14 days for oil-based finishes, so a unit can go back into use faster between tenants or after a move-in.

As a Massachusetts company, we have worked on many homes and buildings across the area. Have a look at our portfolio to see the work, and at our YouTube channel. Many older Victorian and triple-decker homes in Allston have original wood floors that are worth restoring rather than replacing. We refinish and restore hardwood floors so they hold up to steady foot traffic and years of use.

Allston, MA Hardwood Floor Products

Species, grades and finishes from the Chestnut Hill showroom

Red oak, white oak, maple and walnut flooring samples side by side.

We stock and source the species most Massachusetts floors are built from: red oak, white oak, maple, ash, birch and walnut, plus the stains, adhesives and finishes that go with them. Samples are in the showroom at 800 Boylston St, and we sell to homeowners, builders and other flooring contractors.

Most homes in the Allston, MA area built between roughly 1900 and 1960 have 2¼″ plainsawn red oak strip. If you are repairing or extending a floor rather than replacing it, width, species and cut all have to line up, or the new wood will always read as a patch. Bring in a loose board or an offcut and we will match it against stock.

The products page goes further into grades, how each species behaves underfoot, and when engineered board or luxury vinyl is the better call than solid wood.

Why Choose Weles Wood Floor Services?

F.A.Q

FREQUENTLY ASKED QUESTION

Room with hardwood floors

No, the arithmetic does not allow it. Sanding a 1,000-square-foot floor-through takes 21 to 33 working hours before the first coat, and even the fastest water-based system needs its coats spaced one to two hours apart and three days before furniture comes back. Because roughly two-thirds of Boston's leases turn over on September 1, most of them in Allston and Brighton, the realistic window is a vacancy in June or July, or a lease that starts mid-month. If the floor only needs to look clean for showings, a one-day screen and recoat is the honest alternative.

For a van, usually not; for reserved curb space or a dumpster, yes. Boston sells a one-day, two-space no-parking permit through the Parking Clerk, the same one movers use, and on the streets off Brighton Avenue and Commonwealth Avenue those two spaces are what let a plank delivery happen without double parking. On resident-permit blocks the crew parks legally where it can and carries hoses and machines the rest of the way. Late August is the one week to avoid, when every moving truck in the neighborhood is after the same curb.

Between $4,000 and $5,500 before stain, at $4 to $5.50 per square foot, and most single-floor jobs across the neighborhood settle somewhere in the $1,500 to $6,500 band depending on closets, stairs and repairs. A floor-through in a converted triple-decker off Brighton Avenue usually has one run of stairs inside the unit, and every tread is sanded by hand with an edger and palm sander, which is where a quote moves. Whole-house work on a Lower Allston two-family runs $6,000 to $12,000 and up. The estimator turns your measurements into a written number.

Bona Traffic HD, in satin. It is the most durable water-based finish on the market, a two-component coating that takes furniture three days after the last coat and does not yellow, so the floor a landlord refinishes for a four-bedroom rental looks the same at the next turnover. Satin hides the scuffs that gloss advertises, which matters when the same hallway between four bedrooms is walked all year. Between full refinishes, a screen and one fresh coat of the same product renews the wear surface without sanding into the wood. Ask for the product name on the estimate, because a generic water-based poly can mean anything.

Measure before assuming either way. Strip flooring of that era began with roughly 1/4 inch of wood above the tongue, each full sanding removes 1/32 to 1/16 inch, and once the wood above the tongue falls under about 3/32 inch the next pass starts hitting nails. A triple-decker off Brighton Avenue that has been rented for a century has often been sanded twice, sometimes three times, so we check depth at a threshold or a register opening at the estimate. If the answer is no, the floor is repaired board by board or screened and recoated rather than cut again. See repair and restoration.

How to Fix Wood Floor Gaps

How to Fix Wood Floor Gaps | Full Guide

Hairline gaps that open in February and close by June are seasonal. A heated New England house falls from 50 to 60 percent humidity in summer to 20 to 30 in winter, and solid oak shrinks with it. A gap still open in July is worth a call.

Cupped boards that stayed nailed down usually flatten once the subfloor dries to within 4 percent of the flooring, which takes weeks rather than days. Buckled boards are replaced. Sanding too early turns cupping into crowning.
