We handle hardwood floor installation, refinishing and repair in Dover, and we do almost all of that work inside occupied single family homes. Town-wide housing data shows that 38% of Dover’s housing units were built between 1960 and 1979 and another 17% date back to before 1939. 94% of all units are single-family homes. In practice that means one of two floors: strip oak sanded once or twice before from the mid-century, or original softwood and wide plank in an antique house. Either way, the family is still living there while we work, so dustless floor sanding is included on every Dover project by default, using HEPA-filtered vacuums that reduce airborne dust by 90–95% while we sand, with exposed areas covered in plastic film.

Dover floor plans also tend to be large and open due to the town’s residential zoning, which is based on half-acre, one-acre and two-acre districts. Open square footage is where the Lagler Trio takes its place. The most advanced fine sanding machine on the market, it gets rid of straight and chattering marks, instead of softening them, and produces a furniture quality surface. Just about 5 percent of Massachusetts flooring companies have one. Moisture is our top concern for installations: we acclimate wood on site for several days, take subfloor readings with high-sensitivity meters, and don’t fasten until the difference between subfloor and hardwood is within 4%. That step is especially important in Dover, where many parcels are close to the Charles River and town conservation land, and where indoor humidity varies from a humid summer to a dry heating season every year (NOAA Climate Normals). Get that right and the floor stays tight through the seasons instead of gapping every January.

Finishes You Can Live With

Dover projects tend to be whole-floor or whole-house projects, and it’s not a realistic plan to move a family out of a big single-family home for two weeks. Oil based finishes are 700 VOC, and take 14 days until the house is ready for furniture. Instead we use Bona Mega One (200 VOC) and Bona Traffic HD (150 VOC). You can live in the house during coating, and both cure fully in 3–5 days instead of 14. Traffic HD is the most durable water-based finish on the market, and it’s what we’d put in a back hall or kitchen that gets dogs, kids and mudroom traffic every day of the year.

We have done floors in Dover, and the neighboring towns of Needham, Medfield and Westwood. Check out our portfolio to see how those projects turned out and our YouTube channel if you want to see the machines in action. Repair usually beats a full sand for Dover’s oldest houses. Dover’s antique stock goes back to its 18th-century farmhouses, the clearest surviving example being the 1774 Benjamin Caryl House on Dedham Street. Old floors have very little wear layer left. Dover’s Historical Commission has operated a demolition delay by-law since 1996, and that same preference for preserving original material extends indoors. We fix and restore by replacing the broken boards, fastening those that are loose and blending the patch with the rest of the floor, keeping the old wood in the house and the room functional for everyday use.

Our Hardwood Services in Dover MA

СHOOSE THE SERVICE YOU NEED

Dustless hardwood floor refinishing in a attic.

Hardwood Floor Refinishing in Dover MA

In Dover, refinishing hardwood floors typically begins with mid-century strip oak. The floors themselves are generally structurally sound, but have chatter marks and a worn, uneven surface from previous sanding work. For that we can go up to the updated Epoch HD fine buffer with a six head metal attachment. It weighs 50% more than a normal buffer and has heads turning in different directions at the same time. This cuts the surface layer and removes the chattering marks left by a single disc buffer. It’s all done with dustless sanding so the rest of the house is livable. Our staining process uses Bona DriFast in 24 mixable colors to match existing trim and cabinetry. We finish with water-based topcoats that hold their color instead of ambering, and can withstand Dover’s seasonal humidity swings and everyday family traffic.

Hardwood Floor Installation in Dover MA

Dover homeowners generally want a floor that suits an older or mid-century home without appearing to be a period reproduction, and that can handle a busy household. Our hardwood installation services are performed by experienced hardwood flooring installers who follow NWFA installation standards from the first delivery to the last board. We use Select and Better grade lumber, and it acclimates on site for several days before anything goes down. Subfloor flatness and moisture get checked with high sensitivity meters, and we put a moisture barrier where the subfloor calls for one. Fasteners are selected for their resistance to oxidation and breakage, and any board wider than 3¼ inches is fastened and glued. We’ll also give you our take on what species and finish we would personally install in your space, based on light, traffic and how the space is actually used.

FREQUENTLY ASKED QUESTION

Room with hardwood floors

Floor refinishing prices in Massachusetts and Dover MA in particular are higher than the national average. They depend on the number of squares to be worked on and the extent of refinishing to be done. The average price ranges from $3,500 to $6,500. More can be found in our article on refinishing costs.

Installing new wood floors is, in almost all cases, a more expensive endeavor than refinishing them. The choice of whether to install new floors to replace old ones or refinish them depends largely on the nature of the damage to the floors. We recommend reading our article on the choice between installing new wood floors or refinishing them to make your choice.

The best finish often depends on your usage and traffic. We recommend polyurethane for durability—water-based for a clear, non-yellowing finish, and oil-based for a warmer tone. For a natural look, consider penetrating oils or hard wax oils.

Both hardwood and vinyl plank flooring have distinct advantages. Hardwood offers timeless elegance and durability, while vinyl is water-resistant and cost-effective. At Weles , we install both types to meet various needs.
