Natick homeowners come to us for hardwood floor installationrefinishing and repair, and the floors we find here aren’t all from the same era. According to the town’s housing needs assessment, approximately 30% of Natick’s housing was built between 1940 and 1959, another 24% was built before 1939, and 19% was built in the 1960s and 1970s. A Victorian on Walnut Hill, a 1950s ranch in Wethersfield, an 18th-century house near the John Eliot Historic District in South Natick, and a condo off Route 135 all have different needs. What they share is a need to keep dust out of the rest of the house. On every Natick job we run HEPA-filtered containment, which drops airborne dust by about 90–95%, and we set up limited work zones so the rooms we aren’t working in stay usable.

When a floor sits under low afternoon sun, every mark shows. We can step up to our Advanced sanding system that includes a six-head Epoch HD fine buffer that only about 15% of Massachusetts flooring companies run, or to the Lagler Trio, offered by roughly 5%. Both clear the chattering marks that a standard belt-and-buffer sequence leaves behind, and the Trio does its best work across the open plans found in Natick’s post-war houses. Here, installation often starts below the boards, rather than above. Many of the town’s 1950s neighborhoods were built as Campanelli ranches, poured on a concrete slab with radiant heating tubing set into it, with no basement below. We use high-sensitivity moisture meters on those floors to meter the slab and put in a moisture barrier where the readings tell us to, and keep the difference between slab and hardwood within 4% before anything is glued or fastened.

Finishes You Can Live With

A one-story slab ranch has no basement, no second floor to retreat to. And at Nouvelle at Natick, there are 215 units, but only 32 of them may be rented, so most people there own their unit and aren’t going anywhere for two weeks. They both point the same way. We use either Bona Traffic HD at 150 VOC or Bona Mega One at 200 VOC, and you can stay in the home while we apply it. Traffic HD is the more durable of the two, and in a busy house with pets and daily traffic it is the one we reach for. Full cure runs 3 days on Traffic HD and 5 days on Mega One. Oil-based polyurethane is 700 VOC with a 14-day cure, and it requires everyone out of the house during coating.

Our office and showroom in Chestnut Hill is a straight run down Route 9, so samples, stain draws and consultations do not mean a trip into the city. Our project managers are reachable seven days a week. Watch the machines cut in real time on our YouTube channel. Visit our portfolio to see finished work. We also repair and restore hardwood for Natick homeowners and businesses, whether it’s a worn stair tread in a South Natick colonial or water damage in an upper-floor unit in one of the brick blocks around the Natick Center Historic District, built after the fire of 1874. Natick had 23 shoe factories running at its peak in 1880, and several of those buildings now house residents instead of machinery. That means containment and access matter as much as the sanding itself.

Dustless hardwood floor refinishing in a attic.

Hardwood Floor Refinishing in Natick, MA

Refinishing hardwood floors in Natick starts by reading how much wood is left. A 1950s oak strip floor that’s already been sanded twice has less to give than a Walnut Hill Victorian that spent forty years under carpet, and the two demand different grit sequences and different expectations about how far the color can move. We use dustless sanding with HEPA-filtered vacuums and plastic film over exposed areas. It is standard and not a line item. We stain with Bona DriFast in 24 mixable colors, so a refinished room can match the trim and the rooms next door, not announce itself. We end with topcoats selected for how eastern Massachusetts moves through the year. NOAA climate normals show precipitation spread across all twelve months here, so a floor expands and contracts on a yearly cycle rather than settling down once and staying put. If your home is in the John Eliot or Henry Wilson district, interior floor work is not something the Natick Historic District Commission reviews. Chapter 40C only applies to exterior features visible from a public way.

Hardwood Floor Installation in Natick, MA

Homeowners in Natick come with two very different subfloors, and the second one catches people out. Our hardwood installation services are handled by experienced hardwood flooring installers who follow NWFA installation standards from start to finish. If there is a wood subfloor over a basement, we acclimate the lumber on site for several days, check flatness and take readings before a single board is fastened. West Natick and Wethersfield’s slab-on-grade ranches don’t have a basement to work from, so the slab sets the schedule: we meter it, lay down a moisture barrier where the numbers call for it, keep the slab-to-hardwood differential under 4%, and glue any board wider than 3¼ inches, rather than rely on fasteners alone. We use Select and Better grade lumber, and we’ll tell you which species and board width will sit still over radiant heat instead of leaving that to luck.

Floor refinishing prices in Massachusetts and Natick, MA in particular are higher than the national average. They depend on the number of squares to be worked on and the extent of refinishing to be done. The average price ranges from $3,500 to $6,500. More can be found in our article on refinishing costs.

Installing new wood floors is, in almost all cases, a more expensive endeavor than refinishing them. The choice of whether to install new floors to replace old ones or refinish them depends largely on the nature of the damage to the floors. We recommend reading our article on the choice between installing new wood floors or refinishing them to make your choice.

The best finish often depends on your usage and traffic. We recommend polyurethane for durability—water-based for a clear, non-yellowing finish, and oil-based for a warmer tone. For a natural look, consider penetrating oils or hard wax oils.

Both hardwood and vinyl plank flooring have distinct advantages. Hardwood offers timeless elegance and durability, while vinyl is water-resistant and cost-effective. At Weles , we install both types to meet various needs.
