Our work in Lexington covers hardwood floor installation, refinishing and repair, and few towns in Greater Boston have this many different types of floors within one town line. About 21% of homes in Lexington were built before 1939, another 33% between 1940 and 1959 and 22% between 1960 and 1979 (Housing.ma / MAPC). There are about 2,000 properties in the local historic districts of Battle Green, East Village, Hancock-Clarke and Munroe Tavern (Lexington Historical Commission). A wide-plank softwood floor near the Battle Green, a 1950s red oak strip floor in a Cape and a post-and-beam split-level in Peacock Farm call for a different plan and a different machine. In each of them we use dustless floor sanding with HEPA-filtered extraction that cuts airborne dust by about 90–95%, plus contained work zones and plastic film over exposed areas, so the rest of the house stays usable.
Lexington also has the largest concentration of architect-designed mid-century modern housing in the Boston suburbs — Six Moon Hill, Five Fields, Peacock Farm and Turning Mill/Middle Ridge (Town of Lexington). These houses were built around open plans, split levels and large expanses of glass, which means long uninterrupted sightlines where every sanding mark shows. That’s when we can step up to the Lagler Trio, the fine sanding machine that removes straight and chattering marks and leaves a furniture-quality surface. Only about 5% of flooring companies in Massachusetts have one. Many of these homes are also slab-on-grade lower levels, some with radiant heat poured right into the slab, so we take a moisture-first approach to every install: several days of acclimation on site, readings with high-sensitivity meters, and a 4% maximum moisture differential between subfloor and hardwood before anything is fastened or glued.
Finishes You Can Live With
Lexington’s modernist homes were built with glass, and those rooms get actual sun. That’s why we work with low-VOC, water-based finishes. Bona Mega One (200 VOC) and Bona Traffic HD (150 VOC) stay their color instead of ambering over the years, and you can stay in the house while we coat. Mega One is fully cured in five days and Traffic HD in three. An oil-based finish has 700 VOC, requires the house to be empty during coating, and needs 14 days before furniture can be put back on the floor.

The schedule complies with Lexington’s noise bylaw, which permits contractor equipment from Monday to Friday, 7 a.m. to 5 p.m., and Saturdays, 9 a.m. to 5 p.m. No work is allowed on Sundays or legal holidays (Chapter 80, Noise Control). We can usually repair water damage, pet stains and worn traffic lanes, and replace individual boards, without ripping up an entire floor, keeping the original oak or pine in the house where it belongs.
