Per square foot, $4 to $5.50 for sanding and refinishing, which makes a 1,000-square-foot unit along Mt. Auburn Street roughly $4,000 to $5,500 before stain. Refinishing both units together falls in the whole-home range of $6,000 to $12,000 and up. Watertown's two-family stock draws tenants from the Arsenal Street labs, so owners often refinish one unit between leases and the second the following year; the rate per square foot is the same either way.

Mostly engineered planks glued to concrete. The zoning package the City Council approved on November 14, 2024 allows up to 4,423 housing units by right around Watertown Square, against the 1,701 the MBTA Communities law required, and buildings of that scale go up on concrete decks. Solid 3/4-inch strip cannot be nailed to a slab without a plywood layer, so developers specify engineered flooring over an acoustic underlayment. Do the arithmetic before anyone plugs in a machine. A new 3/4-inch strip floor has about 1/4 inch of wood above the tongue; four full sandings at 1/32 to 1/16 inch each have removed between 1/8 and 1/4 inch of it. That leaves somewhere between nothing and 1/8 inch, and once less than about 3/32 inch remains, a belt sander will hit nail heads. In a Coolidge Square Victorian or three-decker with that history, we measure at the estimate and usually steer toward replacing the thinnest boards or a screen and recoat.

Materials and labor together run $10 to $22 per square foot, so a 1,000-square-foot first floor in a West End colonial is $10,000 to $22,000 and a 2,000-square-foot house $20,000 to $44,000. Labor alone is $3 to $10, with herringbone or chevron at $8 to $10 and above. Because 48 percent of Watertown housing predates 1939, board subfloors are common, and repairing or overlaying one adds $2 to $10 per square foot, or $900 to $3,000 for a whole floor.

It applies to the woodwork the sanding touches, not to the floor finish itself. Nearly half of Watertown's homes were standing before 1939, and painted baseboards, thresholds and stair risers in a Bemis walk-up or a Mt.
